Serious buyers are requested to book their personal 20-minute home tour, online, through this website using the link at the bottom of this page. Using the form, please enter 3 potential time-slots in order of your preference. We will do our best to get you your preferred time. Book early to get your private showing by the owner! Terms and Conditions
Open house will occur on Saturday, May 14th and will be the only showing of the home unless it goes back on the market for any reason. Buyers can only book their 20-minute time slot through this website.
Offers must be submitted via email to iwantthishousetoday@yahoo.com no later than 5 pm, Wednesday, May 18th, 2022 and must include proof of financing. Please use standard real estate forms such as (OFFICIAL Arkansas Residential Purchase Agreement [2022] (ipropertymanagement.com)) or other similar form.
Home will be sold as-is with no repairs. Owner will be more than happy to disclose any needed repairs they are aware of.
Seller will not pay buyer's broker's, realtor's, or agent's fees.
Although not desired, contingencies will be considered.
An option period of 10 days will be allowed at $10 per day.
No FHA or VA financing will be accepted. Conventional, In-house and Cash offers only.
Discounts for cash offers may be considered.
If an acceptable offer is received, the winning buyer will be contacted by 5 pm on Thursday, May 19th, 4 days after the event.
After acceptance of the offer, the buyer will have 2 weeks to acquire financing and set a closing date.
If the initial sale falls through with the winning buyer, a backup offer will not be considered. Rather, the house will go back onto the market.
Any survey, if requested, will be at buyer's expense.
